Reporting to the Residential Operations Manager to professionally manage assigned properties to ensure efficient and profitable operation, while ensuring ongoing customer satisfaction and retention.

- Minimum 2 to 3 years post secondary education or 5 years equivalent workplace experience.
- Extensive experience with all aspects of property management.
- Knowledge of the Residential Tenancy Act and Landlord and Tenant Board guidelines and processes.
- Ability to manage others, including suppliers, trades people, and Resident Managers.
- Multi-task and detail oriented. Good organizational skills required.
- Excellent verbal and written communication abilities.
- Ability to be diplomatic, but firm in response to aggressive behaviour.
- Good Customer Service Skills (internal and external customers).
- Good problem solving skills. Good judgment and innovation.
- Ability to work independently as well as in a team environment.
- Good PC skills (Word, Excel, e-mail/web).
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Foster and maintain good public relations within the community. Encourage positive image of the property and of Skyline Management Incorporated and its management. Work to implement community programs and develop relationships with various community outreach and support groups.
- Supervise all Resident Managers. This includes hiring, performance reviews, discipline, and termination.
- Monitor Resident Managers to insure they are adhering to Skyline Management Incorporated guidelines policies and procedures.
- Property Manager will abide by and ensure staff abide by all applicable legislation including but not limited to; Human rights, Health and Safety as well as employment standards.
- Provide leadership, support & training and direction to all Resident Managers and on-site staff.
- Respond to calls from Resident Managers, when required, and support them in their day-to-day management of the property(s).
- Manage all building costs and capital expenditures working within budgetary guidelines. Communicate with the Residential Operations Manager to gain approval for capital expenditures.
Secure financially responsible contracts and costing for all building maintenance. Consolidate subcontractors in order to solicit ‘best price’ scenarios. Secure seasonal contracts – lawn, snow removal, HVAC, etc. - Ensure all Tenant and building files are maintained, both computerized and hard copy format. All Tenant information is to be kept completely accurate, current and confidential.
- Ensure notices and rental increases are distributed.
- Sign claims for court and attend hearings.
- Follow-up with all evictions to ensure that they have proceeded appropriately.
- Ensure the damage claims are processed. (All outstanding monies owed by Tenants (Credit Bureau, as required).
- Organize and book annual fire inspections (extinguishers and smoke detectors); Notify tenants of upcoming fire inspections. Ensure property is maintained in accordance with the Ontario Fire Code; and communicate any resolutions with Fire Inspector accordingly. Maintain and update fire plan as needed.
- PM is responsible to maintain properties in accordance with the Building Code & Property Standards Bylaws. Ensure any infractions are corrected on or before the due date.
Ensure communications, letters, and notices, as required, to support and foster valuable and interactive customer relationships. Ensure tenant events are help in accordance with Skyline policies. - Work closely with Resident Managers and the Marketing department to keep vacancy to a minimum.
- Perform routine building inspections. Complete Inspection Checklist.
Receive and handle emergency calls after hours, when required. Keep emergency contact list updated with each property. - Work closely with the Residential Operations Manager providing formal and informal status reports and updates, as required.
- Process supplier invoices, verifying costs for approval.
- Communicate regularly with suppliers in order to maintain responsible relationships.
- Assist Residential Operations Manager with the orchestration and implementation of efficiency plans and completion of capital improvement projects.
